Your objection to the high WOZ value must be submitted within 6 weeks of the date of the decision.

Your municipality must respond to your notice of objection no later than the end of the calendar year. After this, the municipality can request a postponement of 6 weeks. Usually the municipality makes a decision within a number of months.

You have a good chance for a reduction if the municipality has used non-comparable homes in the valuation and / or has not taken into account circumstances that are specific to your home. Here are a few common points:

  • • Overdue maintenance and / or structural defects (for example: leakage, stucco, paintwork, etc.)
  • • Poorly comparable reference houses (for example: difference in surface area)
  • • Old bathroom and / or kitchen
  • • Foundation problems
  • • Features of your home are incorrect
  • • Nuisance (for example: nearby catering establishments, school, busy road and noise pollution)
  • • Asbestos and / or soil contamination

Yes, tenants can also come to us. The WOZ value of your rented house counts for 25% in determining the maximum rent. In this case, you not only save on certain taxes when lowering the WOZ value. It is often possible that you will also pay a lower rental premium because of the reduced WOZ value.

The municipality collects information from comparable homes that have been sold in the area. Specific characteristics of your home are not taken into account to determine the WOZ value.

WOZ means value of immovable property. The WOZ value is the value of a house, business premises or land. Every year the municipality determines this value again. As a homeowner, you will receive this in the form of a WOZ assessment.

When determining the WOZ value, the municipality looks at, among other things, the surface area, content data, location of the house and the amount for which surrounding houses have been sold.

You will receive this decision approximately between mid-January and March, assuming the value on 1 January of the year before.

You will not receive a copy of the WOZ notice of objection. Due to bad experiences in the past, we no longer do this. Sending and updating this takes time and has no added value for the process.

We will process the points that you have indicated in the registration form in the notice of objection. It is possible that after a WOZ value check, other points may be noticed that may be important for the process. We will also process these in the notice of objection.
